❄️ When Is the Best Time to List Your Home? The Answer May Surprise You.
Most sellers assume spring is the best time to list their home. After all, that’s when “everyone else” lists. But in many cases, I advise my clients to list in early January. Here’s why. December 31st is historically the largest expiration date of the year. December 30th is typically the second largest. That means a large number of homes come off the market at year-end – often unsold. When the calendar turns to January, inventory resets. Buyers who are serious about purchasing are still active. And suddenly, your home is no longer competing with the same crowded field. But this year, weather is playing an additional role. If a home has been on the market through heavy winter conditions and hasn’t sold, it can quickly develop what I call “market fatigue.” The first question buyers ask is:
“How long has it been on the market?” In a market where well-positioned homes sell quickly, anything lingering beyond 30 days can create doubt. “If it’s such a good buy, why hasn’t someone else purchased it?” That hesitation can cost a seller thousands of dollars – through no fault of their own. For sellers whose homes have been on the market more than 30 days without success, I often recommend a strategic reset: ✔️ Temporarily remove the home from the market
✔️ Reevaluate price and positioning
✔️ Reintroduce it as a fresh listing. A stale listing weakens negotiating power. A fresh listing restores urgency. If your home has been sitting longer than expected, let’s have a conversation about strategy.
